Services & Warranties

No. We are independent inspectors. Repairs are handled by foundation companies or plumbers, and any warranties on that work must be discussed directly with them.

Because we provide independent assessments rather than construction services, Tompkins & Associates does not offer warranties.

Reports are generally reliable for three to six months. Factors like soil movement, weather, and plumbing leaks can change a foundation’s condition quickly.

Yes. While you are free to use any contractor, we can provide a list of recommended vendors upon request.

Scheduling & Logistics

We serve North Texas and Southern Oklahoma.

Inspections are available weekdays and weekends, depending on property access and schedule availability.

It depends on our current volume and your availability (if interior access is needed). We strive to find a time that works for all parties as quickly as possible.

An inspector will take elevation measurements and photos of the property. We then create technical drawings and a formal letter detailing our findings, which are emailed to you and any designated third parties.

Turnaround & Payment

  • Standard: 3–5 business days following the inspection.
  • Complex / Design Issues: Timeline varies based on the project scope.

Yes. Rush orders are usually available for an additional fee if requested and approved in advance.

We accept cash, check, debit, and credit cards.

We invoice around the inspection date. Unless payment is being handled through a real estate closing, we require payment before releasing the final reports.

Yes. Please provide the paying party’s name, phone number, and email in the “Responsible Party” section of our submission form.

Foundation Basics

  • Pier & Beam: The home is elevated, leaving a crawl space under the floor.
  • Manufactured: The home is secured with tie-downs and typically sits on a slab or piers.

Common red flags include:

  • Cracks in walls, floors, or ceilings.
  • Sticking doors or windows that won’t fully open/close.
  • Significant soil erosion around the exterior foundation.

 

No. Unlike foundation repair companies, we are a licensed civil and structural engineering firm. Our role is to serve as a strictly third-party, neutral expert. In the foundation repair industry, conflicts of interest are common because contractors often profit directly from the specific repairs they recommend during a “free” estimate.
